- Complex home modifications involve structural work, building approvals or higher costs, such as changing a bathroom floor for a step-free shower. They usually require a qualified home modification assessor's report and itemised builder quotes, and final payment is made once the work is certified complete.
Your OT or assessor will confirm which category applies. Partner builders are familiar with both pathways.
The NDIS Home Modifications Process
- 1Assessment. Your OT or home modification assessor recommends the changes.
- 2Quote. We connect you with a builder registered with the NDIS Commission, who visits your home and prepares a quote in the format the NDIA requires.
- 3Approval. The NDIA reviews the request and decides whether to fund the works in your plan.
- 4Works. The builder completes the modifications, liaising with your OT where required.
- 5Sign-off. The works are inspected and certified, and the builder claims payment through the appropriate channel.
Choosing NDIS Home Modifications Providers in Sydney
If your plan is agency-managed, your builder must be a registered NDIS provider.
